Article 1 (Purpose of Application of Terms and Conditions)

These Terms and Conditions govern the rights, obligations and responsibilities of the Company and the User in using the Internet Services (hereinafter referred to as the "Service") provided by "ASSA" operated by Come & Live (hereinafter referred to as "Company"). The purpose is to define duties and responsibilities.

Article 2 (Definition of Terms)

6. "Non-member" refers to a person who uses services provided by the Company without joining as a member.

7. The "lease" means a "member" who registers and leases a property with "ASSA".

8. "Tenant" means a "Member" who leases a "For Sale" registered in "ASSA".

9. "For Sale" means any property, goods or services for which a license is registered for lease in accordance with the registration procedure of "ASSA".

10. "Content" means all the articles, photos, videos, member introductions, etc. posted by the lessee or the lessee for the sale of the property.

11. The term "presale information" refers to all the articles, photos, videos, etc. related to the sale of apartments (apartments, officetels, urban living houses, etc.) provided by the Company to the "users".

12. "ASSA Property Management Regulations" means the member's compliance requirements and sanctions for violations in the registration of real estate for sale.

The meanings of the terms in these Terms not defined in the preceding paragraph shall be governed by general trade practices.

Article 3 (Description and Amendment of Terms)

1. "Company" means the terms and conditions of this Agreement, company name and representative's name, business address (including address where the customer's complaint can be handled), telephone number, e-mail address, business registration number, and mailing business declaration number. , Personal information managers, etc. are posted on the initial service screen (front) so that users can easily know. However, the contents of the agreement can be viewed by the user through the connection screen.

2. The "Company" shall include the Act on Consumer Protection in Electronic Commerce, Act on Regulation of Terms and Conditions, Framework Act on Electronic Transactions, Act on Electronic Signature, Act on Promotion of Information and Communication Network Use and Information Protection, Act on Visiting Sales, Act on Basic Consumers, etc. You may amend these Terms without departing from applicable law.

3. If the Company revises these Terms, the date and the reason for the amendment shall be specified, and the current Terms and Conditions, together with the current Terms and Conditions, from 7 days prior to the date of application (unless 30 days) to the day before the date of application, shall apply. 6. For the matters not defined in this agreement and the interpretation of this agreement, the Act on Consumer Protection in Electronic Commerce, etc., the Act on the Regulation of Terms, etc.

Article 4 (Provision and Change of Service)

1. "ASSA" performs the following tasks.

"ASSA" provides "sale information" to "users," and "company" owns the copyright for "sale information".

If the contents of the service contracted with the user to be provided by "ASSA" are changed for reasons such as a change in technical specifications, the change shall be notified to the user or the user if the change is not actually disadvantageous to the user. Post it as an announcement so you can recognize it.

"ASSA" can send e-mails, text messages, and app push notifications to "users" for the purpose of providing information such as property and merchandise.

 

Article 5 (Suspension of Service)

 

1. The service period of a member is from the date of acceptance of use by applying for service to the "Company" until the termination of the use contract.

2. "ASSA" may restrict or temporarily suspend the provision of services if there are significant operational reasons, such as maintenance, replacement and failure of information and communication facilities such as computers, disruption of communication, and natural disasters. In this case, we will notify the site's initial screen in advance of the suspension of service and the reason for the suspension. However, if there is an unavoidable reason for which the Company cannot notify in advance, it may be notified in the manner prescribed in Article 8.

3. In the event that the service cannot be provided due to the change of business items, abandonment of business, integration between companies, etc., "ASSA" shall notify the user for a sufficient period of time in the manner prescribed in Article 8, or notify the user by posting.

Article 6 (denial of act of representation)

The Company shall bear responsibility only for the operation and management of the system for efficient service, and shall be provided by transactions and members established between users, without representing either of the parties to the transaction with respect to transactions occurring while the users use the information of ASSA. The registered user shall be responsible for it.

Article 7. Disclaimer of Warranties

The company assumes responsibility as a service manager, for example, to delete the reported false information. However, the risks and responsibilities of the user when entering into a separate user agreement based on the information obtained using ASSA are borne by the corresponding user.

Article 8 (Notice to Members)

1. The "Company" can notify the member by mobile short message service (SMS) or push notification (App push).

2. "Company" may replace individual notice by posting through notice in case of notice to unspecified members. However, any matters that have a significant impact on the member's transactions or amendments to the terms and conditions that are unfavorable to the member shall be individually notified by the method of paragraph 1 or by sending a text message (SMS) or sending an e-mail.

Article 9 (Membership)

1. "User" shall apply for membership by filling in the member information according to the "Company" and signing that he / she agrees to these terms.
2. The Company shall register as an "Individual User Member" or "Certified Broker Member" unless the following applies to any of the users who apply for membership as described in Paragraph 1.

• If the applicant has previously lost membership (except in cases where he / she deems it necessary to have a "company" after the loss of membership and obtains approval for re-membership).
• A member who receives a suspension of membership from the Company, etc., voluntarily cancels the use contract and applies for re-join during the period

3. The time to establish a membership contract is when the acceptance of "ASSA" reaches the member.
4. "Member" can read and modify his / her personal information at any time through the "My Information" screen in the "Service". However, the mobile phone number, etc. necessary for the management of the service cannot be modified.
5. If there is any change in the registration, the "member" must immediately make an online correction or notify the company of the change by e-mail or other means.
6. The Company shall not be liable for any disadvantages caused by not informing the Company of the changes in paragraph 5.
7. Membership can only be registered through your true information. According to the type of "member", the "company" requests real name verification and identity verification through a professional agency for the information registered by the member, or, in the case of a registered broker member, contact the relevant administrative agency and fill out the membership. You can take other checks, such as verifying that your items match the status of your brokerage business. If the information of the "member" does not belong to the "member", the "company" may refuse to join the member.
8. The "Company" can classify the "members" by level and use the service by dividing the usage time, the number of times, the service menu, and the number of items registered.

Article 10 (Termination of Use Agreement and Withdrawal of Member)

1. The "member" can terminate the use contract by requesting withdrawal at any time from "ASSA", but if the use contract is terminated, the "company" can collect various free benefits provided to the member.

2. A member who has been terminated pursuant to Paragraph 1 may re-register as a new member in accordance with the membership registration procedure and related provisions set forth in this Agreement. However, if a member applies for re-use after withdrawal of membership for illegal purposes, such as participating in a promotion event where duplicate participation is limited, the "Company" may refuse to join for six months. In addition, if a subscription applicant has been sanctioned for registration of property information, false listing, and suspension of use or termination of the contract, the company may refuse to re-join in accordance with the contents of the ASSA Property Management Regulations.

3. After termination in accordance with Paragraph 1, re-enrollment is not possible and all subscriptions will be treated as new subscriptions.

4. If the member falls under any of the following reasons, "ASSA" may suspend the member's service, limit some services, or terminate the contract.

8. In the event of termination of the contract as provided in this section, the Company may refuse to approve the member's application for reuse.

Article 11 (Protection of Personal Information)

The Company collects, uses and safely stores the personal information of the Members. The Company collects and uses only the minimum and necessary personal information and does not provide it to third parties unless the member's consent or legal basis is provided. Unless otherwise provided by the law, the "member" may request to view, suspend, correct, or delete the personal information processed by the "company" at any time, and the "company" shall take appropriate measures without delay. In addition, personal information collection, use, third party provision, entrustment, destruction, etc. shall be in accordance with the "Privacy Policy" provided by the Company. The Company's Terms and Privacy Policy does not apply to sites other than the Company's homepage or applications.

Article 12 (Service of Providing Information on Property for Sale)

"Company" operates the information providing service on real estate for sale, "User" can make a real estate transaction with other users through the information. The Company does not conduct real estate transactions directly with the "Users", and the legal responsibility for the real estate transactions established between the "Users" shall be borne by the users themselves.

Article 13 (information provision and advertisement)

1. The Company may provide the member with various information deemed necessary during the use of the service by means of announcements, service screens, and e-mail. However, the member may refuse to provide the above information at any time except for the transaction related information and the customer inquiry in accordance with the related laws.

2. The Company may post advertisements on the screen and homepage of services provided by the Company in connection with the operation of the service.

Article 14 (Sales of Nonconformities and False Listing)

If the transaction is found to be inappropriate or fraudulent in accordance with social conventions, customs, and the "ASSA Property Management Regulations" set by the Company, the Company shall delete, amend, and amend it in accordance with the "ASSA Property Management Regulations". You may request or delete it yourself, and if such information provision and property registration are in violation of these Terms or the ASSA Property Management Regulations, you may suspend the member's use of the Service or the Member in accordance with the terms and conditions of the ASSA Property Management Regulations. Article 15 (Establishment of Real Estate Transaction Contract)

1. If an indication of the acceptance of a real estate transaction made under "ASSA" is made by mutual agreement between the users, the contract is considered to have been established. The Company does not intervene in any real estate contract between the parties, and assumes no responsibility in this regard.

2. If you enter into a contract with a minor, you or the legal representative may cancel the contract if you do not obtain the consent of the legal representative under civil law and related regulations. The Company does not guarantee that the parties to the real estate transaction under ASSA have the necessary powers to enter into the contract, such as not being a minor.

Article 16 (Use of Service)

1. When the User provides real estate transaction information such as property registration or property search in the ASSA service, the "user" must list the items that are designated to be provided by default. You must fill out the form and method.

2. The "Users" are legally responsible for the information they provide.

3. "ASSA" uses the information provided by the user only in accordance with the purpose and method of using the contents specified in Article 18.

4. The details and images of the "For Sale" provided by the User must not infringe on the rights of third parties and must be strictly related to the "For Sale". In addition, the user shall not advertise unrelated to the information provided for sale.

Article 17 (Rights to Use Content)

1. The User owns the copyright to the contents directly written on the "ASSA".

2. "User" provides the contents written directly to "ASSA", and grants the company the right to use the contents as below from the point of providing the contents.

3. "User" warrants that he has the right to provide the Company with the right to use the contents of Paragraph 2 of this Article.

Article 18 (Obligations of the Company)

1. The Company shall not do anything that is prohibited by law or this agreement or contrary to public order and morals, and shall do its best to provide goods and services consistently and stably as provided in this agreement.

2. The Company does not provide any guarantee in the transactions between users. The Company shall not be held liable for any problems or losses arising from transactions between users, and must be resolved directly between the parties.

Article 19 (Obligation for Member ID and Password)

1. The responsibility for managing ID and password lies with the "member".

2. The "Member" must not let a third party use his or her ID and password.

3. If the "member" has been stolen or is used by a third party, he / she shall immediately notify "ASSA" and follow the instructions of "ASSA".

Article 20 (Obligations of the User)

1. "User" must not do the following. If any of the following acts are identified, the Company will notify the User of the violation and suspend the service and correct it within 5 days to prevent further damage. If the "user" fails to call out or give a justifiable reason within this period, the "company" may terminate the service use contract with the "user".

2. "ASSA" can provide differentiated paid services among members according to the policy of "Company".

Article 21 (Restrictions on Use and Use of Copyright)

"Users" shall use, by copying, transmitting, publishing, distributing, broadcasting and other methods of information and content obtained through the use of the Service, where the "Company" holds intellectual property such as copyright, without the Company's prior consent. Article 22 (Indemnity and Settlement of Disputes Between Members and Users)

1. The Company shall be exempted from responsibility for the provision of services if it cannot provide services due to natural disasters, wars and other comparable force majeure.

2. The Company shall be exempted from liability in case of damage caused by the telecommunications service provider's suspension or failure to provide telecommunications services.

3. The Company shall be exempted from liability for damages caused by substantial reasons necessary for the operation of the service, such as repair, replacement, inspection and construction of service facilities, unless the Company intentionally or negligently. However, the period for which the service is stopped is excluded from the paid service period.

4. The Company shall not be liable for any obstacles or damages to the use of the Service due to the fault of the User.

5. The Company shall not be liable for any damages caused by a computer error of the User or a loss caused by inaccurate information and e-mail address.

6. The Company shall not be responsible for the loss or loss of revenue expected by the user using the service.

7. The Company shall not be held responsible for the information posted by the member, the contents, reliability of the facts, accuracy, etc. unless the company intentionally or seriously negligent.

8. The Company is not obligated to intervene in disputes between users and between users and third parties, and shall not be liable for any damages caused by such disputes, which shall be resolved by the parties to the dispute directly.
