Special agreement

 In the special agreement, if a tenant leaves the property before completing the contract, the landlord can tell the tenant to pay for the broker's fee as well as the rent until new tenant is replaced. So the landlord, tenant, and broker should always write this clause in the special agreement or in consultation with each other. – Because it is not in the current law provisions (In most cases, the customary for tenants to pay.)

Check list
- Check the owner's name, ID Number, phone number
- Check Term of lease, cancellation (notice ), the real estate address and the indication number, how to pay maintenance fee , water fee is included or not, if the walls (crack or not) and floor is normal,  if the water pressure is find or if water is leak, sunlight , noise...
for the rent- if it's an advance payment or deferred payment, if there's mold, transportation is nearby etc....

-If you want to terminate the contract ex) 2 months before the lease period ends
- You don’t have a legal duty to pay a specific compensation to the lessor. However, according to custom, after a consultation with the landlord, you need to find a new tenant to move in, and pay the commission for the real estate agent for the lessor. In the case of you failing to find a new lessee, you still have to pay the rent to the lessor until the lease period comes to an end.

In case the negotiation between the contractors breaks down on the halfway termination caused by the lessee, the lessor has the right to refuse to return the key money deposit until the lease period ends. In terms of wolse, even though the tenant has vacated the premise the landlord has the right to enforce the monthly rental agreement until a new tenant moves in.
